We require a deposit of 25% to confirm the booking; balance due one month before start of holiday.
To allow cleaning etc, we ask you to arrive from 4pm onward. If you wish to arrive earlier, inform us, and we will do our best to accommodate you, subject to the unpredictability of cleaning time.
We ask you to leave by 10am so that cleaners can start unimpeded. Also that you leave the property clean and tidy. It is then our cleaners' job to take it to the immaculate state in which you found it.
Please report any breakages or malfunctions of equipment.
With regard to cancellation: In practice, if a visitor has a problem, if it is more than a month in advance we hope to re-let the property and automatically refund their payment. If it is less than a month in advance we ask them if they would like to re-book and carry the payment over to later in the year or to next year in the hopes they will still want to come then. If it is unlikely they will come another time we refund the whole amount.
If you want a list of "ifs and buts" as occur on an agency website I suggest you take out holiday insurance. In 25 years we find that our system works and have possibly only had one or two cases where we could not re-let and had turned away another visitor and have thus suffered a loss. We felt that insurance was an added expense for the visitor which was unnecessary and something we could save our visitors from having to make. Especially as many did not get round to taking out insurance even when requested to do so we felt we had to make the above arrangements.
